Licensed in Texas since 1992 and a Qualifying Broker in New Mexico, Wayne has managed, supervised or completed every phase of commercial development, including industrial, office, and retail site selection, due diligence, entitlements, zoning changes, securing permits, general contracting, bid analysis, real estate marketing, leasing, management, exchanges, sales, purchases, demolition, hazardous abatement, restoration, renovation, calculate rental rates and return analysis. As if that weren't enough, he also has experience as a real estate consultant, advisor, analyst, and as a fee developer. He knows the market, he knows the product, he knows the economics, he knows the competition, and he knows how to get the deal done.
The reason he can "do it all" is that he has gained so much experience on the "other side of the desk." Wayne has personally invested, developed, purchased, leased, managed and sold all types of properties, and been a landlord and a tenant - that is, a host of experiences that other brokers may not be able to claim, He understands the cost relationship to the market, the timing issues for permitting or changing a property, and many of the requirements, restrictions, constraints, and apprehensions lenders have in these times.

Born in Austin and raised in El Paso, Wayne has a BA in Political Science and International Relations and an MBA/MIM Masters in International Business. He speaks fluent Spanish and has lived, worked and done business in Mexico. But, his long and colorful family history, with deep local ties to the area, finally drew him to Seguin where he has definitely made his mark. Nominated by the Mayor, he is a member of the Zoning Board of Adjustment, a City Council appointment, has rejoined the Rotary Club that his grandfather helped start, is a member of Sons of the Republic of Texas, a group connected by common family histories, the Seguin Conservation Society, and the Chamber of Commerce. Wayne and his wife, Mary Jane, also a Heritage agent on the residential side, have three sons in graduate school or college.
